10% Management Fee for Traditional Rental Units
● If no rent is collected, no commission is paid to us. It is in our best interest not to allow
your property to remain vacant.
● We pay for the use of Appfolio Property Management Software for you and your tenants,
allowing them to pay online and your rental units are marketed for vacancies on multiple
rental channels. For owners, you have access to an owners portal where you can view
inspection reports, monthly statements, and make monetary contributions to your
account for renovation work if necessary.
● Our office will handle payment of any property related bills that you choose to have
mailed to our property at no charge and deduct your expenses from your rental income--
utility bills, snow removal/lawn care. (For liability reasons, we will not pay mortgage
payments, insurance, or property taxes.)
● In the event that an eviction or small claims suit is necessary, we charge a flat fee of
$99, plus serving and court costs and then we bill our time out at $60/hour for any time
spent on your case. The serving and court costs are billed to the tenant and will be
reimbursed to you if they are collected from the tenant.

Leasing Fee (flat fee) varies based on distance of the property from our office and is charged
once we find a tenant to fill a vacant unit:
● Within 15 minutes of office: $295
● Within 30 minutes of office: $395
● Within 45 minutes of office: $495
● Within 60 minutes of office: $595
● Within 75 minutes of office: $695
● Special arrangements can be made for units outside of these parameters

$150 Lease Renewal Fee - rents are increased annually based on market rent

20% Management Fee for Short Term/Furnished Corporate Rental Units

● We can furnish, stage and create your listing at a charge of $50/hour plus professional
photography charges.
● We pay for the use of Hostfully for your units, marketing them on multiple channels
including Airbnb, VRBO, HomeAway, etc.
● We handle all aspects of tenancy and turnovers.

Maintenance starting at $45/hour
● Price charged may vary if we need to hire a specialist. We have a staff of in-house
maintenance techs that can handle most maintenance requests.
● We have full time turnover crews that can handle all manner of renovations. We do not
do bid work, we bill based on time and materials. We bill for their travel time from our
office to your property, as our crews are located in Green Bay but are willing to service
areas far outside of the local area.
● We can handle most any renovation from interior remodels to exterior work like roofing
and siding.
